Initial consultation, lender pre-approval coordination, MLS searches, home tours, comp set discussions, offer drafting and negotiation, inspection scheduling and report review, repair amendment negotiation, lender coordination, HOA disclosure review, walkthroughs, and closing.

Step 1: Lender pre-approval. Talk to a lender first. The pre-approval letter tells you what you can afford and tells sellers you are serious. David can recommend bilingual lenders if you do not have a bilingual lender. Most lenders can issue pre-approval in 1 to 3 business days.
Step 2: Define your search. Bedrooms, bathrooms, neighborhoods, school assignment, commute, budget, and HOA tolerance. The more specific you are, the better the search.
Step 3: Tour homes. David sets up showings and walks you through each home. Most first-time buyers tour 8 to 15 homes before finding the right one.
Step 4: Write the offer. When you find the right home, David writes the offer in English (the legal contract is in English) but explains every term in Spanish. You decide on price, earnest money, contingencies, and closing date.
Step 5: Inspections. Once your offer is accepted, you have approximately 10 days to inspect the home. David coordinates the inspection, walks you through the report in Spanish, and then helps you decide which repairs to request.
Step 6: HOA disclosure review. Most homes in Maricopa are in HOA communities with specific dues, transfer fees, and disclosure documents. David reviews the Arizona HOA Addendum with you line by line in Spanish.
Step 7: Final approval and closing. Your lender finalizes the loan. The title company prepares closing documents. You sign at closing (about 50 to 80 pages, mostly lender disclosures), pay your closing funds, and receive the keys. David is at the closing with you.
In most current Maricopa transactions, the seller agrees to pay the buyer agent commission as part of the deal. This means hiring David as your buyer agent typically costs you nothing out of pocket.
