Acacia Crossings is for buyers who want an established, low-key neighborhood close to shopping and the highway, without paying for amenities they may not use. It is one of the smaller, more compact communities in Maricopa, park-centric rather than resort-style, with mid-sized homes that tend to offer solid value. If a quieter community near everyday conveniences appeals to you, it belongs on your list.
This page is the honest guide. What the community is, where it sits, what it does and does not offer, and how to buy or sell here.

Acacia Crossings is a compact community in 85139, on the west and southwest side of Maricopa in Pinal County, near where John Wayne Parkway meets Smith-Enke Road and close to Maricopa Road. With roughly 740 homes, it is one of the smaller subdivisions in town, which gives it a quieter feel than the large master plans. Homes are detached single-family, one and two story. Call 520-838-8037.
Acacia Crossings sits in Maricopa's 85139 area, with the parkway giving the route north and Bashas' and other shopping right nearby.
The community is on the west and southwest side of Maricopa, near the John Wayne Parkway and Smith-Enke corridor, with Maricopa Road close by. That puts everyday shopping, including Bashas', within easy reach, and the highway a short drive for commuting north toward Phoenix or out toward Casa Grande. It is a practical, well-connected spot without being in the middle of the busiest in-town cluster.
Acacia Crossings was built mostly between 2003 and 2005, primarily by Shea Homes with some Greystone product. Homes are detached single-family, one and two story, three to four bedrooms, two to three baths, from about 1,257 to 2,613 square feet. These are mid-sized, established homes, and because the community is fully built out, what you will find here is resale, often with mature landscaping and finished yards that newer tracts do not have yet.
No to both, and it is worth being clear up front. Acacia Crossings does not have a community pool, and there are no schools inside the subdivision. What it offers instead is grassy parks and greenbelts, several playgrounds, a basketball court, and walking paths. That keeps the HOA modest. If a community pool is a must-have, you would look elsewhere, but many buyers here prefer the lower cost and the option of a private backyard pool instead.
Acacia Crossings is in the Maricopa Unified School District, generally served by Butterfield Elementary, Maricopa Wells Middle School, and Maricopa High School. The Governing Board approved new attendance boundaries on December 10, 2025, effective for the 2026-2027 school year, so the assignment depends on your specific street. Call MUSD at 520-568-5100 or contact us, and we will check the address you are considering.
Acacia Crossings is managed by City Property Management and billed monthly, funding the parks, playgrounds, and common areas. Without a pool or clubhouse, the HOA tends to be on the modest side, which is part of the appeal here. Dues and the management company can change over time, so call 520-838-8037 for the live numbers before you write; we never publish a dues figure that can go stale.
Buying here is resale, and in a small community, inventory can be thin, so being ready to move when a home you like lists matters. The good news is that the homes are similar enough that pricing is fairly readable once you know the recent sales. Have a buyer's agent for west-side communities set up alerts and help you judge value, including Spanish-speaking representation with David Ruiz.
Selling in a compact, similar-product community comes down to condition and pricing. Updates, a well-kept yard, and clean presentation stand out when homes are otherwise comparable, and pricing against the most recent Acacia Crossings sales keeps you competitive. Request a comp set from a listing specialist for smaller communities or call 520-838-8037.
In a small community, a handful of recent sales sets the whole market, so pricing it right takes someone who watches Maricopa closely. A metro-wide agent will not have the Acacia Crossings comps at their fingertips. We do.
