Getting a Maricopa home ready to sell, in order
Most of the calls we get about vendors are from people about to list. The order matters more than the list does, because work done in the wrong sequence gets undone: paint before drywall repair, landscaping before irrigation, flooring before a roof leak is found.
This is the order we actually work through with sellers. The trade sections further down have the local companies for each one.
1. Before the photographer comes
Photos are the first showing, and they are the only one every buyer sees. This is where the money works hardest, and almost none of it is structural: landscaping and lawn care, window cleaning, pressure washing, and painting touch-up on the front door and trim. A weekend of cleanup changes the cover photo. A remodel does not change it four times as much.
2. Before the buyer’s inspector comes
You will not get to choose what the inspector finds, but you can choose whether you find it first. A serviced air conditioner in a Maricopa summer, a roof that has been looked at since the last monsoon, and known plumbing or electrical issues addressed on your terms rather than mid-escrow. This is the stage that protects your closing date.
3. After the inspection report arrives
Almost every inspection turns up something. What comes back is usually small and specific, which is why a handyman matters more here than a general contractor: a sticking garage door, an appliance that will not stay running, a few items on a punch list. We negotiate the response with you before anyone gets called.
4. Only if the numbers actually work
Bigger work belongs in this bucket, not the first one. Flooring, remodeling and solar can all be right calls, and they can all be money you never see again. The honest test is whether comparable homes that have it are actually selling for enough more to cover it, in your subdivision, not citywide. How to vet a contractor in Arizona
A little homework up front protects your home and your budget. Before you sign anything, run through these steps:
- Check the Arizona ROC license. Most home improvement work over $1,000 requires a license from the Arizona Registrar of Contractors. Confirm the license is active and free of unresolved complaints at azroc.gov.
- Confirm bond and insurance. Ask for proof of liability insurance and, where crews are involved, workers\u2019 compensation coverage. This shields you if something goes wrong on your property.
- Get at least three written quotes. Comparing bids helps you spot an outlier on price or scope. A written estimate should spell out materials, labor, and a timeline.
- Read recent reviews. Look across more than one source and pay attention to how a company responds to problems, not just the star rating.
- Put it in writing. A signed contract that lists the work, the price, the payment schedule, and any warranty terms protects both parties. Be cautious about large payments before work begins.
