Communities with an on-site pool
Most Maricopa subdivisions do not have a community pool inside the HOA boundary. The following four communities have verified on-site community swimming pools per InMaricopa's HOA directory. Sorrento has a splash pad, not a swimming pool.
Cobblestone Farms
Pool, sports field, basement homes
Established master-planned community, 892 lots, 100 percent developed per InMaricopa. HOA is $280.31/quarter via AAM, includes basic cable. Amenities include a pool, horseshoes, a basketball court, a lake, and a sports field. The majority of Maricopa subdivisions do not have a community swimming pool. Residents typically use Copper Sky Recreation Complex (paid membership required) or install backyard pools at individual homes. Some of these communities have water features, splash pads, or lakes, but not actual swimming pools.

Different Maricopa communities suit different buyer profiles. This grouping is a starting point only. Most communities serve multiple buyer types, and individual home preferences within a community drive much of the fit.
- 55-plus active adults. Province is Maricopa's primary 55-plus community at scale, with indoor and outdoor pools, pickleball, and a 50,000+ sq ft clubhouse.
- Families with elementary children. Rancho El Dorado (Pima Butte Elementary inside, A+ designation), Alterra (Maricopa Elementary inside), Tortosa (Santa Cruz Elementary nearby), Glennwilde, and Cobblestone Farms.
- Multigenerational households. Alterra is the primary location in Maricopa for Lennar Next Gen multigenerational floorplans. See our multigenerational homes guide.
- RV owners. Palo Brea offers attached RV garage floorplans. The Lakes at Rancho El Dorado also offers RV garages per InMaricopa.
- EV drivers. Palo Brea's all-electric construction profile (no natural gas service) supports easy EV charger installation without conflicts with existing panels.
- Active sports households. Smith Farms (pool + baseball field + sports complex), Glennwilde (2 heated pools + full sports complex + stocked fishing lake), Cobblestone Farms (pool + sports field).
- Pool access priority. Cobblestone Farms, Glennwilde (2 heated), Smith Farms, or Province (55-plus, multiple).
- Golf-focused buyers. Rancho El Dorado has Maricopa's only community golf course.
Where new construction is active
Several Maricopa communities continue to build new construction on remaining lots, while others have moved to resale-only inventory. Active versus resale-only is a meaningful distinction for buyers who want a builder warranty, the latest energy efficiency standards, and modern floorplan layouts. Per InMaricopa's HOA directory:
- Palo Brea. 51 percent developed. D.R. Horton is actively building the remaining 260 lots.
- Tortosa. 49 percent developed. D.R. Horton and Starlight Homes are actively building.
- Sorrento. 96 percent developed. Starlight Homes and Scott Communities are finishing the remaining lots.
- Province. 76 percent developed. Meritage Homes is actively building a 55+ community.
- Homestead. 90 percent developed. Meritage and Gehan Homes are still building.
- Glennwilde. 98 percent developed. Fulton Homes is finishing the remaining inventory.
- Rancho El Dorado, Cobblestone Farms, Senita, Maricopa Meadows, Smith Farms, Alterra. 100 percent developed (or near it). Resale-only markets.

Communities with schools inside
Walking-distance access to public schools is unusual among Maricopa subdivisions. Three MUSD elementary schools are located within their respective communities, a meaningful factor for families with elementary-age children.
- Alterra. Maricopa Elementary School (PK-6, MUSD, mascot Mustangs) is located at 18150 N. Alterra Parkway inside the community. A fire station is also located within the community boundaries.
- Rancho El Dorado. Pima Butte Elementary School (PK-5, A+ School of Excellence per MUSD) is located at 42202 W. Rancho El Dorado Parkway inside the community. Santa Rosa Elementary (PK-5) is also located in Rancho El Dorado.
- Villages at Rancho El Dorado. Butterfield Elementary School (PK-5, MUSD, mascot Diamondbacks, A grade in 2022-2023) is located inside the community at 43800 W. Honeycutt Road.
Several other communities have schools nearby but not technically inside the community boundary, including Tortosa (Santa Cruz Elementary in or near the community), Smith Farms (Saddleback Elementary nearby), and others. How to choose between Maricopa communities
The most important factors when comparing Maricopa communities tend to be:
- HOA dues and what is included. Dues vary significantly across Maricopa communities. Per InMaricopa, monthly dues range from $48.50 (Homestead North) to over $1,100/quarter (Province 55+ villas, includes cable). Active sports amenities and cable inclusion drive much of the variance. Verify specific address dues with the responsible management company before the contract.
- Amenities and what you actually use. An on-site pool matters for households that swim regularly. A sand volleyball court matters if you actually play volleyball. RV garages matter for RV owners. Match amenities to your actual use, not theoretical use.
- School assignment. Public school assignment is by address through MUSD. The December 2025 board-approved boundary adjustment, effective 2026-2027, may change assignments for specific addresses. Charter schools are not boundary-based. See our schools hub for details.
- Commute and location within Maricopa. Travel time to the Phoenix metro is similar across all Maricopa communities (typically 45-60 minutes), but proximity to John Wayne Parkway, Copper Sky, downtown retail, and the major entertainment corridor varies meaningfully.
- New construction versus resale. New construction offers a builder's warranty and meets current energy-efficiency standards. Resale offers established streetscape, mature landscaping, and often a lower price per square foot. Both have merit depending on your priorities.
- Build year for resale homes. The Maricopa community spans years, from the early 2000s to the present. Earlier builds are approaching first major system replacements (roof, HVAC, water heater). Newer builds are still under the original system life. Inspect accordingly and price accordingly.
- Gated versus non-gated. Province is Maricopa's primary gated community. Homestead South has a gated section. Most other communities are non-gated.
