The two worksheets

Pages 14 and 15 are the part worth filling in before we meet, and they are the reason to print it rather than skim it.

The first asks for your timeline, where you are moving, whether that purchase depends on this sale, the improvements you have made, and anything you would rather I hear from you than from an inspector. The second is a list of questions to ask me, including what I will spend on marketing, what I would price it at and what happens if that is wrong, and how you end the agreement if you are not satisfied.

Filled in beforehand, they turn the first half of an appointment from intake into strategy. That is the whole point of them.

How to use it before a listing appointment

Read it once, fill in the two worksheets, and bring both. At the appointment I walk the home room by room, show you the comparables a buyer and an appraiser will actually use, give you a price range and a written net proceeds estimate at that range, and put the marketing plan for your specific home in writing. If the timing is wrong for you, I will say so.
