Effective date: July 18, 2026. This page describes the SMS messaging program operated by The James Sanson Team for its own licensed real estate agents, including how consent is collected, what messages are sent, and how a recipient can opt out at any time.

Who receives messages under this program?

Recipients are exclusively the licensed real estate agents working on The James Sanson Team. As of the effective date those agents are James Sanson, David Hoos, and David Ruiz. No consumer, client, prospective client, or member of the public is enrolled in this messaging program, and the program has no public sign-up form by design.

What messages are sent?

Messages are internal operational alerts only. When a prospective client submits a contact form on one of the team's websites, including MaricopaRealEstateAgents.com, MaricopaShortSales.com, MaricopaNewHomes.com, or MaricopaCashOffers.com, the system sends a short text to the assigned agent or agents so a licensed professional can respond to the inquiry quickly. Alerts identify the inquiry and link to the team's internal customer relationship management system. No marketing, promotional, or advertising content is sent under this program. Message frequency varies with lead volume. Message and data rates may apply.

Each agent gives express written consent before their mobile number is added to the notification system. Consent is collected directly by the account administrator, James Sanson, as part of joining the team, and the agent's number is stored in the team's internal user record. Only numbers with recorded consent receive messages. The consent language each agent agrees to reads as follows:

I am a licensed real estate agent working with The James Sanson Team. I expressly consent to receive automated SMS notifications about new customer inquiries and related operational alerts from the team's business messaging number as part of my work with the team. I understand message frequency varies, message and data rates may apply, and I can opt out at any time by replying STOP to any message or by asking the account administrator to remove my number.

How does an agent opt in?

An agent joins the notification list by either of two methods. First, by giving the written consent above to the account administrator, who then adds the agent's mobile number to the system. Second, by texting the keyword START from their own mobile phone to the team's business messaging number, +1-520-608-5777, which enrolls or re-enrolls that number. On enrollment the system sends a confirmation message identifying the program, noting that message frequency varies and message and data rates may apply, and explaining that replying STOP opts out and HELP returns assistance.

How does a recipient opt out?

At any time and by either of two methods. Replying STOP to any message immediately stops future texts through automatic carrier-level suppression. Alternatively, an agent can ask the account administrator to remove their mobile number from the internal user record, which stops all future sends from the system. Replying HELP to any message returns assistance information.
