Alterra is a large community in Maricopa, AZ, in the 85139 zip, just south of the railroad tracks off John Wayne Parkway at Alterra Parkway. Built in two sections, North and South, by Lennar, D.R. Horton, and others from about 2005 to 2020, it has well over a thousand homes, three to five bedrooms, about 1,290 to 3,433 square feet. It has no community pool, but Maricopa Elementary is inside it and Copper Sky is within walking distance. The HOA is billed monthly, call for current dues.
Alterra is the community to know if having schools and recreation a short walk away matters to you. Maricopa Elementary sits inside Alterra South, Maricopa Wells Middle is right beside Alterra North, and the Copper Sky recreation complex, with its pools and gym, is within walking distance. Alterra is a large community in 85139, on the south side of Maricopa in Pinal County, just below the railroad tracks, with its main entrance off John Wayne Parkway at West Alterra Parkway. With well over a thousand homes across its North and South sections, it is one of the bigger neighborhoods in the area, connected by parks, paths, and tree-lined streets. They are two parts of one community, split roughly by West Bowlin Road. Alterra North is nearer Maricopa Wells Middle School and the fire station. Alterra South sits across Bowlin and contains Maricopa Elementary School, with its own internal streets, tot lot, and large grass play area. Homes are detached single-family, one to three story, three to five bedrooms, two to four baths, from about 1,290 to 3,433 square feet, so there is real range from right-sized to large. Most homes here trade on resale, often with mature landscaping, though the community was not fully built out, so a newer home turns up now and then.
No, and here is the honest framing. Alterra does not have its own pool or clubhouse. What it has is multiple neighborhood parks, large grass areas, playgrounds, picnic spots, and walking and biking paths throughout. The key is location: residents are within walking distance of the Copper Sky recreation complex, with its pools, gym, and sports facilities. So instead of paying for a private pool through the HOA, Alterra owners walk to the city's, which keeps fees down. Some homes also have private backyard pools.
This is Alterra's standout. It is one of the better walk-to-school neighborhoods in Maricopa, because the schools are right here. Alterra is in the Maricopa Unified School District, with Maricopa Elementary located inside Alterra South, Maricopa Wells Middle School in or adjacent to Alterra North, and Maricopa High School nearby, putting all three levels close to home. The Governing Board updated boundaries on December 10, 2025, effective 2026-2027, so confirm the specific street with MUSD at 520-568-5100 or contact us.
Alterra has a community HOA billed monthly, with management that varies by section between AMCOR and J Squared. Because there is no private pool or clubhouse to fund, the HOA tends to be modest, covering parks and common-area upkeep.
