16 homes closed in the City of Maricopa, Pinal County, between October 1 and October 7, 2026, per ARMLS, as compiled by the James Sanson Team; this count was pulled one day after the week ended and will rise as late closings post. The median sold price was $342,500 at $181 per square foot, with a median of 90 days on market and 99.6 percent of the final asking price. Inventory kept climbing: 768 homes were listed for sale on October 8, about 6.8 months of supply against September’s pace, and 58.6 percent had already cut their price. How many homes sold in Maricopa AZ the first week of October?
16 homes closed escrow in the City of Maricopa between October 1 and October 7, 2026, per ARMLS data pulled on October 8: 12 in 85138 and 4 in 85139. The same week last year produced 33. Part of that gap is timing, since this count was pulled one day after the week ended and late closings always post, and part of it is the pattern September set, when closings ran about 25 percent below last year.
One correction carried in from the September 2026 month-end report: two closings first recorded on September 30 now show October dates in the MLS, so September restates from 115 closings to 113. The September median, $333,355, does not change.
What did homes sell for?
The median sold price was $342,500 at $181 per square foot. The same week last year closed at $365,000 and $185 per square foot, but 16 sales against 33 is too small a sample to read as a price change; September’s full month, with 113 closings, landed within 1 percent of last year. Sales ran from $288,690 for a 969-square-foot new build in Anderson Farms to $490,000 for a 3,901-square-foot Tortosa pool home. Eight of the 16 closed between $300,000 and $350,000, and six had five bedrooms, an unusually large-home week.

Three closings were new builds, with a $315,000 median; thirteen were resales, with a $345,000 median and about $187 per square foot. Four pool homes closed at a $331,000 median. No golf course lot homes and no basement homes closed. One sale was distressed: a Rancho El Dorado short sale at $345,000 after 241 days on the market.
The subdivision story: who sold, how fast, and for what

Four days and 451 days in the same week
A 2006 Glennwilde home of 3,171 square feet went under contract in four days and closed at 101 percent of its asking price. A 2005 Tortosa pool home of 3,901 square feet needed 451 days, about fifteen months, and closed at 98 percent of its last asking price. Both were large five-bedroom homes in established communities. What separated them was where each started: the Glennwilde home was priced where the buyers already were, and the Tortosa home took more than a year to get there. An Anderson Farms new build sold in three days, the week’s other fast sale.
Province: two sales, both at full price
Province resale prices held this week: a 2012 home sold for $365,000 in 40 days and a 2005 home for $410,000 in 117, both at 100 percent of final asking price. Province, the age-qualified 55+ community, has sold more homes over the past year than the year before, which is the opposite of the citywide trend.
A builder discount in Rancho Mirage
A 2026 Rancho Mirage new build of 2,776 square feet closed at $424,800, about 89 percent of its final list price, after 56 days. Builders set full-price records in September; this sale reminds us that builder inventory also negotiates when it needs to move, and resale sellers in nearby communities are pricing against that.
Inventory: 768 homes for sale
As of October 8, ARMLS shows 768 active listings in the City of Maricopa, up from 718 at the end of September, at a median asking price of $349,990. 58.6 percent have taken at least one price reduction, averaging about $23,900. Against September’s 113 closings, that is about 6.8 months of supply, the most this series has recorded and the second straight reading above the six-month line that separates a balanced market from one that favors buyers. The active listings’ median of 62 days describes homes still sitting, not how long a correctly priced home takes. How to set a first price when supply runs this high is the question that matters most this month.
Asking price and time on market
The median closing took 90 days, against 59 in the same week last year. The median sale settled at 99.6 percent of the final asking price and 94.9 percent of the original asking price, a wider gap from the original price than September’s 97.6 percent. In plain terms, this week’s sellers gave up about five percent from where they started, and most of it came from reductions taken while the listing sat.
