Rancho Mirage is a large, amenity-rich community on the east side of Maricopa, AZ, in the 85138 zip, off Honeycutt Road. Built from 2007 onward by several builders including Meritage, Dream Finders, D.R. Horton, and CastleRock, it is still actively building, with three to six bedroom homes from about 1,085 to 3,500 square feet. It is built around a lake with pickleball, parks, and trails, and has no community pool; the HOA is billed monthly, call for current dues.
Rancho Mirage is one of Maricopa's flagship east-side communities, the kind people pick for amenities and outdoor lifestyle rather than just a house. It is built around a lake, leans hard into pickleball and parks, and offers something rare in Maricopa: three-car and RV-garage options in some sections. It is also still growing, so you can buy brand new or resale here.
This page is the honest guide. What the community is, what it offers, who builds it, and how to buy or sell here.

Rancho Mirage is a large master-planned community in 85138, on the east side of Maricopa in Pinal County, off Honeycutt Road near White and Parker Road. It is planned as one of the bigger communities in the city and is still building out, with many homes already established and active construction continuing. Homes are detached single-family, one and two story, three to six bedrooms, from about 1,085 to 3,500 square feet. Call 520-838-8037.
Rancho Mirage sits in Maricopa's growing east side in 85138, out toward the Apex Motor Club and Box Canyon recreation corridor, with Honeycutt and White and Parker connecting it back toward John Wayne Parkway.
This is where Rancho Mirage stands out. The community is built around a lake at its main entrance, with greenbelts throughout, and the recreation package is strong: parks and playgrounds, pickleball and sport courts, covered seating, and a walking and biking path network. There is no traditional community pool here, which is worth knowing up front. The amenity story is the lake, pickleball, and outdoor recreation, not a pool complex, and for active buyers that trade is often a plus given the nearby Apex Motor Club, Box Canyon, and Copper Sky.
Rancho Mirage is a multi-builder community, not a single tract. Current and recent builders include Meritage, Dream Finders, D.R. Horton, and CastleRock, with older sections originally built by Shea. That mix means several home series and price points under one community name. One genuine differentiator: some sections offer three-car and RV-garage options, which are hard to find elsewhere in Maricopa and a real draw for buyers with trailers, boats, or extra vehicles.
Both, and that is part of the appeal. Because the community is large and still building, there is significant new construction and completed spec inventory available, alongside resale homes in the established sections. Build years run from 2007 up through current construction. For buyers, that means you can choose a brand-new build you configure, a finished spec you can close on quickly, or an established resale with a yard already in.
There are no schools inside the Rancho Mirage subdivision, but it is in the Maricopa Unified School District, generally served by Santa Cruz Elementary, Desert Wind Middle School, and Desert Sunrise High School. The Governing Board approved new attendance boundaries on December 10, 2025, effective for the 2026-2027 school year, so the assignment depends on your specific street. Call MUSD at 520-568-5100 or contact us, and we will check the address you are considering.
Yes, and in a multi-builder community it matters even more. Each builder's model-home staff represent that builder, not you, and the plans, lots, and terms vary across Meritage, Dream Finders, D.R. Horton, and CastleRock. A buyer's agent for multi-builder communities can compare across all of them, read each builder's contract, and tell you which lot and which builder is the better value for what you want, including RV-garage sections.
In a typical builder co-op, your agent is paid by the builder, not added to your price, so representation costs you nothing extra. Bring your agent on your first visit, before registering with any builder alone, since some limit representation if you register without an agent first. Our buyer specialists handle this in Maricopa, and David Ruiz works with Spanish-speaking buyers.
Selling here means competing with active builder inventory and pricing to the right section and size band, since a new build, a resale, and an RV-garage home are different markets. Lead with what your home has that the builder spec down the street does not: a finished yard, upgrades, a premium lot, or the right garage configuration. Request a comp set from a listing agent for amenity-rich communities or call 520-838-8037.
A still-building, multi-builder, amenity community is one of the trickiest things to price and navigate. A team that works Maricopa new construction and resale every week can compare builders, judge lots, and pull the right comparables, where a metro-wide agent cannot.
