If you are searching for homes in Maricopa, AZ 85138, you are looking at the larger of the city's two zip codes. This zip covers the eastern majority of Maricopa and contains most of the established master-planned communities people move here for.
This page is the honest version of buying or selling in 85138. Where the neighborhoods sit, what HOAs look like, what the market is doing, and what to ask before you write or sign anything.
If you want to skip the article and just talk to a Maricopa specialist who works this market every day, call 520-838-8037.
Maricopa has two zip codes: 85138 and 85139. The 85138 zip code covers the eastern majority of the city, including Rancho El Dorado, Glennwilde, Senita, Tortosa, Homestead, Cobblestone Farms, and the gated 55+ community at Province. If you have driven into Maricopa from the Phoenix metro on State Route 347, almost everything you have seen sits inside 85138.
The housing stock skews early-2000s onward. Most of the original master plans broke ground between 2003 and 2005, then continued construction through the 2010s. New construction is still active in Glennwilde, Senita, and Tortosa, as builders deliver standing inventory and to-be-built units. Resale homes dominate the overall market.
The 85138 zip is essentially a portfolio of distinct master-planned communities. Each has its own HOA, amenity package, and feel.
Maricopa-wide median days on market sat at 117 days as of late April 2026. Phoenix metro median DOM in the same window was 52 days. That gap matters. It tells you that buyers in Maricopa have time to look, sellers need to price right out of the gate, and homes priced ambitiously are sitting longer than they did in 2022 or 2023.
Inside 85138, pricing varies by community. Rancho El Dorado homes near the Duke golf course typically command a premium. Province homes are priced differently because they are 55+-age-qualified, and the buyer pool is national rather than local. Senita, Tortosa, and Homestead are more accessible and tend to attract first-time and growing-family buyers.
For the current 85138 median sale price and a comp set filtered by your specific subdivision and home size, call 520-838-8037, and we will pull the numbers from ARMLS the same day.
Almost every master-planned subdivision in 85138 has an HOA. Dues vary widely by amenity load. Province carries the highest dues because of its full clubhouse, pools, fitness center, and event programming. Senita and Glennwilde fall in the mid-range. Homestead is typically among the lower-fee communities. HOA fees change with board action, and special assessments come and go. Call 520-838-8037 for the live HOA dues, transfer fees, and capital improvement contributions for any specific 85138 community.
For schools, almost all of 85138 falls inside the Maricopa Unified School District. MUSD now operates two high schools, Maricopa High School and Desert Sunrise High School, plus two middle schools, the K-8 Alma Farrell Innovation Academy, and a network of elementary schools. The Governing Board approved new attendance boundaries on December 10, 2025, effective for the 2026-2027 school year. The school assignment depends on your specific street. We can pull the current boundaries for any address you are considering, or you can call MUSD directly at 520-568-5100.
If you are selling in 85138, the first thing to know is that your comp set is your specific subdivision, not Maricopa as a whole. A Rancho El Dorado golf-course-frontage home and a Tortosa interior lot do not have comparable sales, even though both sit in the same zip code.
The second thing: with a median DOM of 117 days, pricing right out of the gate matters more than it has in years. Listings that come in 5 to 10 percent above their realistic comp set are sitting longer, taking price reductions, and ultimately closing for less than they would have if they had priced correctly the first time.
Our team has listed homes across every 85138 subdivision continuously since 2004. We work this market every day, not occasionally. If you want a real comp set and a realistic price recommendation for your specific home, request one from a Maricopa listing specialist or call 520-838-8037.
If you are buying in 85138, there are three things to consider beyond the home itself.
HOA disclosures. The Arizona HOA Addendum is part of every sale. Read it carefully. Pay attention to current dues, transfer fees, capital improvement fees, prepaid amounts, and any pending special assessments. Buyers often overlook the difference between monthly and quarterly billing in these documents and are surprised by the first invoice.
Subdivision fit. The 85138 subdivisions are not interchangeable. Province is age-qualified. Rancho El Dorado has golf-course adjacent inventory. Senita and Homestead have different amenity packages. Drive each one at the time of day you would actually be there. Streetscapes and neighbor density differ meaningfully.
Commute reality. State Route 347 is the only practical route to commute north into the East Valley. Drive your real commute time in actual rush hour before you commit. The Union Pacific railroad grade separation has helped, but the road remains a significant daily factor.
If you would like a Maricopa buyer specialist to walk you through the 85138 inventory and disclosures, call 520-838-8037.
Maricopa is its own market with its own pricing dynamics, HOA structures, and buyer pool. An agent who works the whole metro and occasionally does Maricopa deals does not have the local data to price or negotiate as well as someone who works Maricopa exclusively.
