It stands out for two reasons: it is all single-story, and it is all one builder, Lennar, which keeps the look and the floor plans consistent across the community. Anderson Farms is an actively building, all single-story new-construction community in 85138, on the east side of Maricopa in Pinal County. The entrance is off Hartman Road near Farrell Road, at Anderson Farms Boulevard and Santa Clara Avenue. Homes range from about 800 to 2,500 square feet, two to five bedrooms, with no interior steps. It is a large community: the west side is largely built out while the east side is still filling in with new construction, so you will find both early resales and brand-new builds here. Anderson Farms sits in the east-side stretch of 85138, near the Hartman and Farrell corridor, with access toward John Wayne Parkway for the commute north. Because it is still building, the streetscape is new, with young landscaping and current single-story exterior styling.
Anderson Farms is a Lennar community, and Lennar builds the entire neighborhood. Lennar offers two single-story collections here, the Dream Collection and the Cottage Collection. The Cottage plans are the smaller, more accessible single-story homes, and the Dream plans step up in size, so one builder covers a spread of sizes and price points under a consistent design. That single-builder consistency keeps finishes and architecture coherent street to street.
One thing to keep in mind: the person in the model home is Lennar's sales representative, and they represent Lennar's interest, not yours. That is normal, and it is exactly why having your own agent matters on a new build, covered further down this page.
Primarily new construction. The community has homes under construction and the occasional completed spec home ready sooner, with build years running from 2023 onward. A small resale market is just starting as the earliest owners move, so you may occasionally find a like-new resale a year or two old alongside the builder inventory. For buyers that is a choice between a build you configure and a finished home you can see and close on faster.
Anderson Farms has a community HOA billed monthly. As with any new community, dues and the management company can shift while the association is still under builder control and during the handover to homeowners, so confirm the live numbers and the current management contact before you write. The shared amenities that show up consistently across the community are landscaped greenbelt parks that run between the homes, a children's playground, and a network of walking and biking paths. As a community still building out, the amenity set can grow in later phases, so confirm what is built and open today rather than what a brochure shows as planned.
Anderson Farms is in the Maricopa Unified School District, generally served by Santa Cruz Elementary, Desert Wind Middle School, and Desert Sunrise High School, with some streets assigned to Maricopa High School. The Governing Board approved new attendance boundaries on December 10, 2025, effective for the 2026-2027 school year, so the assignment depends on your specific street. Short answer: it is worth it, and it usually costs you nothing. The model-home sales rep works for Lennar. Your own buyer's agent who represents you on a new build works for you. That representation matters most in three places: reading the builder contract and addenda, judging which lot premiums and upgrades actually hold value at resale, and pulling comparable sales so you know how the new-build price compares to resale nearby.
In a typical builder co-op arrangement, your agent's compensation is paid by the builder and is not added to your price, so representation does not cost you more. Bring your agent on your first visit, before you register with the builder, because some builders limit representation if you register alone first.
