Sorrento is an amenity-rich community on the east side of Maricopa, AZ, in zip code 85138, near Bowlin and Hartman. It is primarily a D.R. Horton community, established in 2007 and still building, with three- to five-bedroom homes ranging from about 1,192 to 3,618 square feet. It is built around a duck pond, with a splash pad, tennis, pickleball, and basketball, but no full swimming pool. The HOA is billed monthly; call for current dues.
Sorrento is one of the more complete east-side neighborhoods in Maricopa. It pairs a real amenity package, anchored by a duck pond and a splash pad, with both established resale homes and active D.R. Horton new construction. The current D.R. Horton lineup is single-story, which appeals to buyers who want a new home without stairs. If you want amenities and a new build without a resort-level association, Sorrento is one of the first communities in 85138 to consider.
This page is the honest guide. What the community is, what it offers, who builds it, and how to buy or sell here.

Sorrento is a community in 85138, on the east side of Maricopa in Pinal County, near Bowlin Road and Hartman Road. It has been building in phases since 2007 and is still under active D.R. Horton construction today, so it is established but still growing. Homes are detached single-family, the newer D.R. Horton series is single-story, and the established sections are a mix of one- and two-story. Call 520-838-8037.
Sorrento sits in the Bowlin and Hartman side of 85138, with quick routes to the 347 and 238 for the commute toward Phoenix and Casa Grande.
The plan runs 821 lots, with roughly 789 homes complete at the spring 2026 count, so the community is about 96 percent built with the final phases still selling. The association is a single HOA managed by AAM and billed monthly, not a collection of sub-associations. Call 520-838-8037 for the current dues figure.
This is where Sorrento stands out. The community is built around a duck pond, with a splash pad water feature to beat the heat, plus tennis, pickleball, and basketball courts, a park with grassy fields, playgrounds, and walking and nature trails. To be clear on a common question: Sorrento has a splash pad rather than a full swimming pool. For a pool, gym, and fields, Copper Sky, Pacana Park, and Homestead Community Park are all a short drive away, so the recreational options around it are abundant.
Water is a bigger part of the layout than most people expect: there are two lakes, one at the Hartman Road entrance and one in the interior, plus a water feature near the amenity core.
Sorrento is primarily a D.R. Horton community. The current D.R. Horton series is single-story, three to five bedrooms, two to three baths, with larger backyards emphasized, a good fit for buyers who want a new home with no interior steps. The established sections add some two-story homes and a wider size range, so across the community, plans run from about 1,192 up to roughly 3,618 square feet. As with any new build, the D.R. Horton sales staff represent the builder, which is covered below.
D.R. Horton is not the only active lineup. Starlight Homes and Scott Communities are also building and selling here, so buyers can compare three builder programs inside one community. Which builder has the right floorplan and incentive changes month to month, so call 520-838-8037 for what is actually available before you tour.
Both. Sorrento has established sections dating to 2007 that trade on resale, and active D.R. Horton new construction in the newer phases, including completed spec homes and to-be-built plans. For buyers, that means you can choose an established resale with a finished yard, a brand-new build you configure, or a finished spec you can close on quickly.
Sorrento is in the Maricopa Unified School District, generally served by Santa Cruz Elementary, Desert Wind Middle School, and Maricopa High School, with some streets assigned to Desert Sunrise High School. Alma Farrell Innovation Academy, MUSD's first K-8 school, opened July 20, 2026 inside the community at 17541 N. Sorrento Blvd., a notable convenience for the neighborhood, per MUSD and InMaricopa reporting. The Governing Board also updated attendance boundaries on December 10, 2025, effective for 2026-2027. Call MUSD at 520-568-5100 or contact us, and we will check the address and current school plans.
Yes, and it usually costs you nothing. The model-home rep works for D.R. Horton; a buyer's agent for new D.R. Horton communities works for you. On a new build, that matters most when you are reading the builder contract, judging which lot premiums and upgrades hold value, and checking the builder price against resale nearby, including the established resale right inside Sorrento.
In a typical builder co-op, your agent is paid by the builder, not added to your price. Bring your agent on your first visit, before registering with the builder alone, since some builders limit representation if you register without an agent first. Our buyer specialists handle new-construction representation in Maricopa, and David Ruiz works with Spanish-speaking buyers.
Selling here means competing with both the D.R. Horton new inventory and other resales in the community, so position matters. Lead with what your home has that a builder spec does not: a finished yard, paid-off upgrades, a premium lot near the amenities, or the right size. Price against recent Sorrento sales. An amenity community that is part new build and part resale, with a school plan still firming up, takes local knowledge to navigate and price. A team that works in Maricopa every week keeps it straight and pulls the right comparables.
