Closed sales, City of Maricopa, October 15 to 21, 2026, per ARMLS. Not warranted.
Nine closings were new builds at a $352,990 median; twenty-one were resales at $340,000 and about $169 per square foot. New build closings come from ARMLS, so builder-direct closings that skip the MLS are not counted here. Four pool homes closed with a median price of $473,750. No golf course lot or basement homes closed. Two sales were lender-owned: a Senita home at $257,000 after 146 days and a Rancho El Dorado home at $325,000 after 37 days.
How long are Maricopa homes taking to sell?
Faster than a year ago, by the median. This week’s closings took a median of 88.5 days on the market, against 106 in the same week of 2025, per ARMLS. New builds took 53 days, and resales took 92 days.
The bigger pattern holds for the year. In ARMLS data for single-family resale closings from January 1 to October 21, 2026, 59.7 percent cut their price at least once before selling, up from 57.4 percent over the same stretch in 2025. The resales that never cut sold in a median of 29.5 days at 100 percent of their original price. The ones that cut took 97 days and closed at a median of $22,000 below their starting price.
This week did not follow that pattern: the five resales that never cut took a median of 92 days, close to the 97 days for the sixteen that did. Twenty-one resales is a small sample, and one week can run against the year. Maricopa selling times by price band and community have the full-year view.

The subdivision story
| Community | Closings | Median sold price | Median days on market |
|---|---|---|---|
| Province | 7 | $389,900 | 168 |
| Rancho Mirage | 6 | $354,495 | 87 |
| Rancho El Dorado | 6 | $332,500 | 54 |
| Amarillo Creek | 3 | $352,990 | 61 |
| Sorrento | 2 | $382,500 | 42 |
Single closings: El Rancho Santa Rosa ($525,000), Cobblestone Farms ($390,000), Santa Rosa Crossing ($339,900), The Lakes at Rancho El Dorado ($305,000), Elena Trails ($290,000), and Senita ($257,000). Individual sales, not community values.
Province led the week, slowly
Province resale homes closed seven times, the most of any community, at a $389,900 median, but the median sale took 168 days. One 2006 home sold in 20 days. Two others took 227 and 394 days and closed about 10 percent below their original asking prices, per their ARMLS records. Province is built out, so every sale there is a resale competing with the other Province homes on the market.
Sorrento: 4 days for the right home
The week’s fastest sale was a 3,433-square-foot, five-bedroom Sorrento resale home with a pool, under contract in 4 days at 100 percent of its asking price, $495,000. The other Sorrento sale, a 2008 home, took 80 days and closed at 87.4 percent of its original price, per ARMLS records. Same community, same month: the gap was the first price.
Rancho Mirage: builders and resales side by side
Six Rancho Mirage closed sales split evenly. Three 2026 builder homes closed between $325,000 and $359,990, with two above their final list price. Builder sales that close above list can reflect options and upgrades added to the contract after the list price was set. Three resales sold alongside them, including two pool homes at $510,000 after 195 days and $452,500 after 85 days.
Inventory: 793 homes for sale
As of October 22, ARMLS shows 793 active listings in the City of Maricopa, up from 784 a week earlier: 573 in 85138 and 220 in 85139, with 249 of them built in 2025 or later. The median asking price is $349,990. In the same ARMLS pull, 57.8 percent of active listings have cut their price at least once, with an average cut of about $24,800. At September’s pace of 113 closings, the homes for sale today would take about 7 months to sell, the highest reading in this series. The active listings’ median of 62 days describes homes still for sale, not how long a correctly priced home takes.
Asking prices still sit near sold prices across the market. The median asking price of $349,990 compares with a median sold price of $344,450 over the 90 days through October 21, per ARMLS, a gap of about $5,500. If your home has been listed for months, what to change when a listing has sat for months: walk through the checks.
What this means if you are thinking about selling
Supply is at the highest reading of this series, so buyers have more homes to compare. This week's closings show both outcomes within the same communities: the Sorrento home priced at market sold in 4 days, while homes priced above it sat for months and sold for less than they first asked. Each weekly Maricopa sold report lives on the market hub.
