The Trails at Tortosa is the rare Maricopa community that comes with its own pool and clubhouse. Built by Century Communities inside the larger Tortosa master plan, it gives Trails owners a private amenity package, pool, spa, pickleball, and a community center, that most neighborhoods in town do not have. If you want a newer home with real amenities, The Trails belongs on your list.
This page is the honest guide. What the community is, how it differs from Tortosa, what the amenities are, and how to buy or sell here.

The Trails at Tortosa is a newer community in 85138, on the east and southeast side of Maricopa in Pinal County, near Honeycutt Road and Hartman Road. It is built as a sub-community inside the larger Tortosa master plan, with its own association and its own amenities. Homes are detached single-family, one and two story, built mostly from 2022 onward. Call 520-838-8037.
The Trails sits along the Honeycutt corridor in 85138, with John Wayne Parkway giving the usual routes north toward Chandler and Phoenix.
This matters more than it sounds. The Trails is a sub-community within Tortosa, but it has its own community association and its own private amenities. The pool, spa, and clubhouse belong to The Trails, and only Trails owners can use them. Buyers in the rest of Tortosa do not get access to the Trails pool. So when you are comparing two similar homes, confirm whether the one you like is actually in The Trails, because that single fact changes which amenities come with the house. We will tell you exactly which community a listing is in.
This is the reason to consider The Trails. Most Maricopa communities have parks only, with no pool at all. The Trails has its own private outdoor pool, a heated spa, and a clubhouse or community center, plus pickleball courts, a splash pad, sports courts, playgrounds, walking paths, and a small water feature. It is one of the few neighborhoods in town where the amenities feel resort-style, and they are reserved for Trails owners. Beyond that, residents also have the broader Tortosa parks, and regional recreation like Copper Sky and Pacana Park nearby.
The Trails is primarily a Century Communities neighborhood, with some homes by Meritage. Plans are detached single-family, one and two story, three to five bedrooms, two to four baths, from about 1,299 to 2,684 square feet, offered in two collections. Because the community is near build-out, the model homes have closed, but a mix of final new homes and early resale is available. As with any new build, the model staff represent the builder, which is covered below.
Both, for now. The Trails has final Century Communities new homes still selling as it finishes out, alongside early resale from owners who bought in the first phases. That mix is a short window: once it fully sells out, it becomes a resale-only community. If a brand-new home matters to you here, it pays to move while builder inventory lasts.
The Trails is in the Maricopa Unified School District, generally served by Santa Cruz Elementary, Desert Wind Middle School, and Desert Sunrise High School, with some streets assigned to Maricopa High School. The Governing Board approved new attendance boundaries on December 10, 2025, effective for the 2026-2027 school year, so the assignment depends on your specific street. Call MUSD at 520-568-5100 or contact us, and we will check the address you are considering.
Yes, and it usually costs you nothing. The model staff work for Century Communities; a buyer's agent for new-build amenity communities works for you. On a new build that matters most when you are reading the builder contract, judging which lot premiums and upgrades hold value, and checking the builder price against the early resale already inside The Trails.
In a typical builder co-op, your agent is paid by the builder, not added to your price. Bring your agent on your first visit, before registering with the builder alone, since some limit representation if you register without an agent first. Our buyer specialists handle new-construction representation in Maricopa, and David Ruiz works with Spanish-speaking buyers.
Selling here, your advantage is the amenities. A Trails home comes with pool, spa, and clubhouse access that nearby Tortosa homes do not have, so make sure your listing leads with that, not just the house. If you are still competing with Century's final new homes, lead with your finished yard, paid upgrades, and lot. Price against recent Trails sales. A sub-community with exclusive amenities, two builders, and a name that overlaps with the larger Tortosa is exactly where local knowledge pays off. Knowing what Trails access is worth, and keeping it distinct from plain Tortosa, is something a Maricopa team does that a metro-wide agent will not.
